Lowcountry Home Care 🏑 | Vol. 3

At first glance, cracked paint may not seem like a major concern. But in the Lowcountry, small signs often point to bigger moisture issues hiding beneath the surface.

Homes naturally settle for the first 2–3 years after being built, and during that time, some minor cracking can be completely normal. But this home is well beyond that stage.

When paint begins cracking, pulling away, or bubbling years later, it is often because moisture is getting underneath the surface. Paint cannot properly adhere to wet materials.

In this case, our audit revealed water intrusion near the staircase caused by issues connected to the home’s metal roof.

Metal roofs are incredibly durable when installed and maintained properly. But when areas become damaged, warped, or improperly sealed, water can begin finding its way into vulnerable areas of the home over time.

And remember: water always follows the easiest path.

That is why regular home audits matter so much here in the Lowcountry, especially for homes exposed to constant humidity, storms, salt air, and seasonal weather shifts.

Part of properly maintaining a Lowcountry home means paying attention to the systems you do not see every day, like your tankless water heater.Β

One of the most common issues we monitor during home audits is water calcification and mineral buildup inside tankless systems.

Over time, minerals naturally found in water begin collecting inside the unit. As buildup increases, the system has to work harder and less efficiently to heat water properly. If left unaddressed, this can eventually lead to reduced performance, higher energy usage, system strain, and costly repairs.

Many homeowners do not realize this maintenance is needed until they begin noticing inconsistent hot water, strange noises, or system warnings.

That is why regular descaling and servicing are so important, especially in homes that sit vacant part of the year or experience inconsistent usage patterns.

At Home Management of the Lowcountry, this is one of the many preventative maintenance items we actively audit and track for homeowners.

Hurricane season in the Lowcountry is not something homeowners should prepare for at the last minute.

One of the biggest mistakes we see with second homes is waiting until a storm is approaching to start checking systems, outdoor furniture, gutters, generators, and emergency plans.

Preparation should happen long before the forecast changes.

At Home Management of the Lowcountry, we help homeowners proactively prepare their homes for storm season so they can feel confident everything is being monitored and protected while they are away.

What is your best hurricane preparedness tip?

Lowcountry Home Care Tips | Vol. 2

At Home Management of the Lowcountry, every visit is conducted with an expert eye, from the interior of your home to the grounds and outdoor structures.

Decks are a staple in the Lowcountry, and knowing when they need attention is key. When boards begin to split or strip, it is more than just a tripping or splinter hazard. It is often a sign that the structural integrity of your deck may be compromised.

We document and share these findings with you through our client portal, then coordinate with one of our trusted local partners to handle repairs or replacement in a way that aligns with your timeline and budget.

We can also guide you on materials that are better suited for the Lowcountry climate, including options like teak that hold up well in salt air.
