Christmas week and the real estate market didn’t slow down one bit 🎄✨

This has been such a busy time with buyers still actively house shopping — even between wrapping gifts and family gatherings. There was lots of activity across my listings, including 3 offers on one property, and I’m excited to share that 305 Lands End Circle is officially UNDER CONTRACT!

Moments like this are a great reminder that while the holidays are full of celebration, there’s still a lot of behind-the-scenes work happening — calls, negotiations, showings, and strategy — all to make sure my clients are taken care of every step of the way. I’m so grateful for the trust my buyers and sellers place in me, especially during such a special (and busy!) time of year.

Communication is one of the most important parts of a real estate transaction. It is always rewarding to know that my clients felt confident during such a big decision.

A little change of scenery while still showing up for my clients 🤍

This past trip to Charlottesville for my husband’s work reminded me why I love what I do. Being able to help buyers and sellers, answer calls, and keep things moving — all while working from beautiful places — is such a gift, especially during the holiday season.

The Smith Mountain Lake real estate market saw a shift in November as inventory rose significantly compared to last year, increasing from 163 to 205 active listings, giving buyers more choices heading into winter.

New contracts slowed slightly, with 35 homes going under contract versus 47 last November, reflecting a seasonal slowdown and continued caution around interest-rate volatility.

Closed sales also dipped—from 40 to 29 overall—with detached homes performing more steadily than attached properties.

Average sale prices adjusted mainly due to fewer high-end sales closing this month, with the overall average decreasing from $1.0M to $729k and detached homes averaging $816k.

Total sold volume was nearly cut in half, again tied to a reduction in luxury closings rather than falling values.

One of the most significant changes this month was the increase in Sold Days on Market, rising from 40 days last November to 63 days this year—a 57% jump—indicating that homes are taking longer to secure a buyer in the current environment.

Even with these shifts, serious buyers remain active, homes are still selling close to list price, and increased inventory offers strong opportunities for both buyers and sellers.

As always, SML remains a hyper-local market, and strategic pricing and presentation are key as we move toward 2026.
