Most people don't think that listing agents do much. And in some cases that's true. However most of us do a lot before the property is even listed. For example, I spent part of yesterday and today doing the paperwork to have an abandoned car removed and working with the police to get it done quickly so I can get this house on the market soon. And that's nothing compared to other things I've done. We get paid well but we also work our butts off for it.

Had a home inspection recently that turned up active termites. For those who have never seen a mud tunnel, which is how termites travel through wood, here is one. It was pretty bad in this house. It was so bad that there were termites outside and above ground. Which is a bit unusual for termites in this area.
