Thinking about buying acreage around Harrison, Arkansas? 🌳
A beautiful piece of land can look perfect at first glance—but there are a few things I want to know before I get too excited about it.
Here are **5 things I look at when helping someone consider acreage:**
1. **Access** — Is there legal access to the property, and is the road public, private, or maintained?
2. **Utilities** — Is electric available? What about public water, a well, septic, or internet? “Utilities nearby” doesn't necessarily mean getting them to the property will be simple or inexpensive.
3. **Restrictions & Easements** — What can you actually do with the property? I want to know about deed restrictions, easements, rights-of-way, and other recorded issues that could affect how you use it.
4. **The Land Itself** — Around the Ozarks, 20 acres can look VERY different from another 20 acres. Terrain, drainage, timber, pasture, rock, water features, and usable acreage all matter.
5. **Your Plans** — This might be the most important one. Are you building a home? Running cattle? Hunting? Wanting privacy? Planning an investment? The right property depends on what you actually want to do with it.
Buying land isn't quite the same as buying a house—and that's one reason I enjoy working with it.
