So you’ve found the perfect home and your offer has been accepted—congrats! 🎉 But what happens between now and getting the keys? Here’s a simple breakdown of the journey from accepted offer to closing day:

✍️ 1. Accepted Offer

Once the seller accepts your offer, you’re officially “under contract.” This is when timelines and contingencies begin.

💰 2. Earnest Money Deposit

You’ll submit your earnest money (good faith deposit), which shows the seller you’re serious about the purchase.

🔍 3. Home Inspection

You’ll schedule a home inspection to uncover any potential issues.
➡️ Based on the results, you may negotiate repairs or credits.

🏦 4. Mortgage Application & Loan Processing

Your lender will finalize your loan application and begin underwriting.
📄 Be prepared to provide documents like pay stubs, bank statements, and tax returns.

📊 5. Appraisal

The lender orders an appraisal to confirm the home’s value.
➡️ If the appraisal comes in low, we may need to renegotiate or explore options.

📝 6. Contingency Removal
