Under agreement on a Cape Cod home? Freeze your finances. Seriously.

Between offer acceptance and closing, your lender will re-pull your credit, re-verify your job, and re-check your bank statements. Anything that moves your numbers can move your closing date — or end the deal entirely.

Until keys are in your hand:
🚫 No new credit cards (yes, even the 0% furniture offer)
🚫 No financing a car
🚫 No job changes or W-2 to 1099 switches
🚫 No large unexplained deposits or transfers
🚫 No co-signing a loan for anyone
🚫 No missed bills

I’ve watched buyers lose homes here on the Cape 10 days before closing because they wanted to celebrate a little early. Don’t be that buyer.

You do NOT need 20% down to buy a home here.

✅ FHA loans: as low as 3.5% down
✅ VA loans: 0% down, no PMI (veterans + active duty)
✅ USDA loans: 0% down in qualifying rural areas
✅ Conventional: 3–5% down options exist
⚠️ Closing costs: 2–5% (separate from down payment)

Land deals hit different. There’s something about selling a piece of earth, actual ground, with potential and possibility, that makes this feel a little more meaningful than most.

I am beyond excited for my seller. This property means a lot too them so knowing its going to another family who truly sees what it is? That makes the whole thing even better.

As for the buyer, they are getting something genuinely special. We’re talking one of the best neighborhoods in Harwich (my honest opinion, and I grew up here), incredible neighbors, a wonderful association, deeded beach rights, and deeded dock rights.
