From contract to closing... finally! 🏡✨

My buyer client is officially on record and closed on her new home in Brewster, Cape Cod!

While this beautiful property is located in a wonderful neighborhood with private Cape Cod Bay access, the journey to the closing table was anything but quick. We went under agreement in May, and instead of enjoying the home this summer, we strategically negotiated a significant reduction from the asking price to account for the extended timeline.

The silver lining? The vision is already underway. My client has hired a talented local builder, and the transformation from 1977 to 2027 is about to begin.
This transaction required persistence, creativity, and teamwork every step of the way.

Cape Cod’s July 2026, by the numbers.
• 416 sales
• 422.6M in volume
• Median home selling in about two weeks

416 homes closed at a $750,000 median, and sellers pulled 99% of list price. Nearly 1 in 4 sold over asking. Peak summer showed up.

419 new listings came on, 372 went under contract. The market refilled almost as fast as it cleared,,which is exactly why nothing sat.

The stat that surprised me: vs. last July, prices barely moved (+1%). But 20% more homes sold, a full week faster, with more of them over asking. Same prices, more competition.

• Chatham led on price ($1.38M median)
• Dennis on volume (34 sold
• Harwich on speed (7-day pace).
Four towns, four different stories.

The month’s top core-four sale: $6,230,000 on Buena Vista Road in Chatham. The high end of the Cape isn’t softening.

Did the Cape Cod market cool off in July? I pulled the numbers, here’s the honest read.

416 homes sold. The typical one went for $750,000 and sold in about 15 days, right around full price.

Here’s the surprise: compared to last July, prices barely moved, up about $7,500.

But we sold 70 more homes, they went a full week faster (22 days → 15), and nearly 1 in 4 sold over asking, up from about 1 in 6.

My read? The Cape didn’t get more expensive this summer. It got more competitive. Same prices, more buyers, moving fast. That’s a healthy peak market.
