Pull the days on market history, not just what the listing says. If a home gets relisted under a new MLS number it looks fresh. It’s not. Check Zillow’s price history tab for every price cut and relist going back years.

Request the seller’s disclosure before the tour, not after. Read it, then walk the home looking for what they didn’t mention. Gaps in the disclosure are louder than what’s in it.

Before scheduling the tour, drive the street at 7am and 7pm on a weekday. Note the traffic, parking, noise, and who your actual neighbors are. Agents schedule showings when neighborhoods look their best, you need to see it when it’s real.

Your agent should be telling you this before every offer.

Know your non-negotiables.
Once you're emotionally attached to a house, you'll negotiate against yourself. Lock in your must-haves before you ever walk through the door.

Know your ceiling. Not what the bank approved you for. The number you'd pay to not lose it, decide that before someone else makes an offer.

Know your flexibility. Price isn't always what wins. A seller who needs time to move will choose the buyer who gives it to them, even at a lower number.
