A landlord said to me recently:
“I can’t get my tenants to pay rent on time.”
My first question wasn’t about the tenants… it was about the building.
Is it being maintained?
Are small issues getting fixed quickly?
Is there a visible management presence?
Because here’s the reality — tenants can tell when a property is being actively managed versus when no one is really paying attention.
And when a building feels neglected, behavior tends to follow.
I’m not saying this is the only reason, but I’ve seen it over and over —
properties that are well-maintained and actively managed tend to have better communication, more cooperation, and fewer issues overall.
