Previously Owned Inventory is sitting at 409 Listings this March compared to 467 for March of 2022 – down by (12.4%). Closed sales have decreased by (30.1%) year-over-year while Days on Market has increased by 47.4% to 84 vs. 57 one year ago. The Median Sales Price for Previously Owned Homes has dropped by (13.8%), while the average sales price has declined by (3.7%) to $628,794. Previously Owned Homes are maintaining a 97% sold price compared to list price. North Idaho 'New Construction Homes' Market Update - March 2023

Current Market Statistics Favor: Buyers

The New Construction market seems to be flush with 146 Listings this March compared to 73 for March of 2022. Closed sales have decreased by (6.9%) year-over-year while Days on Market has increased by 41.7%. The Median Sales Price for new construction has dropped by (2.2%), while the average sales price has jumped 11.5% - likely due to higher construction material prices during the build phase over the last year. New construction homes are maintaining 99% sold price compared to list price as most new construction builders have little room to negotiate. The inventory of new construction homes is sitting at 262, up 197% from this time last year creating a 4.7 month supply of new construction homes versus 2.3 months of inventory for previously owned homes. New Construction typically runs about $100k to $125k more than a comparable Previously Owned home.

In an unexpected development, Fatty Patty, the beloved resident of Rathdrum Zoo, has escaped from her enclosure [again] and has been tracked from Rathdrum to Post Falls, with the search now focused on Q'elim Park.

In an unexpected development, Fatty Patty, the beloved resident of Rathdrum Zoo, has escaped from her enclosure and has been tracked from Rathdrum to Post Falls, with the search now focused on Q'emiln Park.

The search for Fatty Patty began early this morning after zoo officials noticed the absence of the 900-pound female hippopotamus. Multiple sightings have been reported since then, with some residents spotting her wandering through their yards and munching on vegetation.

Search teams have been dispatched to track her down and safely return her to the zoo, but the hippopotamus has been elusive, making it difficult for authorities to locate her.

"We are deeply concerned about Fatty Patty's safety and well-being and are doing everything we can to locate her," said zoo director, John Smith-Boe. "We urge anyone who sees her to contact us immediately and avoid approaching her."

Authorities have warned the public to stay away from the hippopotamus and to report any sightings of her to the zoo or local authorities immediately. The search teams have focused their efforts on Q'elim Park, where Fatty Patty was last spotted.

The incident has raised questions about the safety and security of animals in captivity, and the zoo has promised to investigate the cause of the escape and to take measures to prevent similar incidents from happening in the future.

As of now, Fatty Patty's whereabouts remain unknown, and the search continues. The public is urged to remain cautious and vigilant and to report any sightings of the missing hippopotamus to the authorities immediately.
