You know what I don’t care about?
I don’t care if you change your mind three times.
I don’t care if you walk into a house and suddenly panic.
I don’t care if we see 5 homes… or 25.
I don’t care if Zillow says something totally different.
And I definitely don’t care if your house isn’t Pinterest perfect.
This is a big decision. It should feel big.
There’s way too much pressure in real estate to “move fast” or “decide now” or “don’t miss out.” That’s not how I operate.
My job isn’t to rush you.
It’s to help you think clearly.
To ask the right questions.
To slow things down when you need it.
And to move when it actually makes sense.
Whether you’re buying your first place, upsizing for your growing family, or selling after years of memories… you deserve guidance, not pressure.

I can’t tell you how many buyers think “best and final” means…
“That’s it. We lost.”
But here’s the truth no one talks about ?
“Best and final” is often just a pressure tactic.
It’s part of the negotiation dance.
Sometimes there are counters.
Sometimes terms matter more than price.
Sometimes the “strongest” offer isn’t even the highest one.
Real estate isn’t an auction on TV.
It’s strategy, timing, leverage, and reading the room.
So if you’re buying and you see those words pop up…
Don’t panic.
There’s almost always another move to make.

And yes… it’s the most unglamorous part of buying a home.
Most buyers treat the final walk through like a victory lap.
They’re picturing furniture layouts.
Imagining backyard barbecues.
Mentally moving in.
But the final walk through isn’t a celebration. It’s protection.
This is your last chance to make sure:
✔ The HVAC works
✔ There are no new leaks
✔ Repairs were actually completed
✔ Appliances and fixtures are still there
✔ Nothing major changed since inspection
Once you close, every problem becomes your problem.
Catching a broken AC before signing? That can save you thousands.
Noticing a slow leak under a sink? That can prevent serious damage.
Realizing the seller removed something included in the contract? That’s leverage you only have before closing.

The smarter move isn’t predicting a crash.

That’s strategy.
Everything else is guessing.
