Thermography Inspection

Our Thermography Inspection pinpoints areas of insulation gaps, moisture intrusion, unwanted air infiltration, and heat transfer from chimneys, windows/doors, attics, walls, and vents. By improving these issues you ensure comfort in your home, improve indoor air quality, lower energy bills and protect the value of your home. Heat transfer in buildings can account for up to 50% of the total energy loses. Air tightness and heat transfers within the home are important quality control measures during construction or renovation. Our service can evaluate the homes condition after a remodel, roof leak or flood damage. A Home Energy Inspection is comprised of a walk-through of the home and the collection data points related to home energy. The data is entered into EnergyGauge USA which was developed specifically to allow the easy and accurate calculation of energy use and demand in residential buildings. The software has been used to simulate homes that have been monitored in detail in the field with excellent results and has been subjected to the HERS BESTEST procedure. Which allows us to:
estimate the home's yearly energy usage;
pinpoint potential energy inefficiencies;
calculate a score based on these estimates; and
develop recommendations for energy improvements. The house is scored on a scale from zero to 150. A zero would represent a home with perfect energy performance whereas a 150 would represent a home that uses 50% more energy than a new home and needs significant energy upgrades. This score can be used to compare homes. A lower score generally means a lower energy bill and a more efficient home (with less of an environmental impact). The Home Energy Inspection Report lists recommendations for energy upgrades that are specific to the home, as well as an estimate of how much these improvements can reduce the utility cost. The report is based upon the data collected, the national average of costs for installation of specific energy improvements, and the state averages of the utility costs. Some of the recommendations for energy upgrades are simple for a homeowner to do. Others require more effort and investment but promise large financial savings over the years. We recommend utilities be turned on in order to perform a thorough inspection. A Four Point Inspection is a survey of the heating & cooling system, roof, electrical and plumbing systems. The Four Point inspection is performed on homes over 30 years old and when requested by your insurance company. The inspection typically last about an hour with a the report is sent out the same day. A Wind Mitigation is an inspection that may qualify a property for discounts on windstorm policy. Uniform Mitigation Verification Form OIR-B1-1802 is used to document features which include age of roof, roof shape, strapping and nailing, impact resistant glass, reinforced garage doors, window shutters, the presence of a secondary water resistance barrier and property opening protection. These items reward home owners by decreasing the amount of damage that may occur during a windstorm. Less damage equals less costs to insurance companies. These savings are passed on to the homeowner in the form of wind mitigation discounts. The Roof Certification Inspection is typically requested by your insurance company on homes which may be 25 years or older. The insurance companies use 25 years as a benchmark for this type of inspection based on the life expectancy of the average roof covering. While these companies know the age of your home or the one you are about to purchase, they do not know if the roof covering has ever been updated. This is important factor in determining if the insurer will renew or write a new policy based on their inscrutability guidelines. Defective Drywall Inspection

The Defective "Chinese" Drywall Inspection is a non-destructive, non-invasive threshold inspection of areas most often affected by the presence of defective drywall to determine if there is evidence or lack of evidence relating to its presence. Although it is not believed to be life threatening, exposure to high levels of airborne hydrogen sulfide and other sulfur compounds from defective drywall can result in the following physical ailments: sore throat, sinus irritation, coughing, wheezing, headaches, dry or burning eyes, and respiratory infections
What to look for:
Was your home built or did you have new drywall installed between 2001-2008? Have you notice a certain smell or odor when first entering your home, even when not running the A/C? Does this smell dissipate soon after you've been in the home? Have you had A/C problems or replaced your evaporator coils? Are your faucets corroding or do they have black spots that are hard to remove? Are copper pipe blackened on plumbing, refrigeration lines, wiring, or gas lines?
