A little homeowner PSA after a recent dryer vent scare in my building... 😬

Dryer vent cleaning is one of those home maintenance tasks that’s really easy to forget — until something reminds you why it matters.

Lint doesn’t just collect in the lint trap. Over time, it can build up inside the dryer vent too, restricting airflow, making your dryer work harder and creating a potential fire hazard.

A good rule of thumb is to schedule a cleaning at least once a year — and potentially more often if you have pets, a larger household, or do a lot of laundry, especially bedding and towels.

If your clothes are suddenly taking longer to dry, your dryer or laundry room feels unusually hot, or you notice a burning or musty smell...don’t ignore it. Those can all be signs that your vent needs some attention.

Definitely not the most glamorous homeowner task 😂 — but an important one to keep on the list. 🏠🤍

This one made my day. 🤍

Ivette & Gonzalo first trusted me to help them find an apartment when they moved to New Jersey four years ago, so getting to be part of their journey again — this time as they became first-time homeowners — made this one extra special. 🏡

Thank you, Ivette, for taking the time to write such a thoughtful review. It truly means so much to me. I loved working with you both again and I’m so grateful I got to be part of another chapter. 🥰🤍

Huge congratulations to my clients on becoming first-time homeowners! 🍾🥂

This house may look modest from the street, but there’s so much more to it than meets the eye. Built into the slope, there’s another whole level of living space below — and then the property steps down again into a surprisingly spacious backyard.

It’s the perfect blank slate for them to make completely their own — from changing the color palette inside and out to reimagining the deck and turning the backyard into their own private oasis. 🌿✨ They already have some great ideas and they’ve promised to keep me posted on the improvements along the way. I can’t wait to see it all come together 😁

There’s something extra special about helping first-time homeowners find a place they can truly see themselves staying for years to come. So excited for Ivette & Gonzalo as they start this next chapter and make this house their forever home. 🏡🤍

CLOSED in Voorhees! 🍾🥂

This one was quite a journey!

We started our search in Bergen County, headed down to South Jersey, came back north…and ultimately found ourselves back in Voorhees. After several offers — including a couple that were accepted but ultimately didn’t make it to the finish line — we finally found the one. This time, it was love at first sight. We met the seller who shared some stories that felt like a few little “signs” that it was meant to be. Before we even headed back north, we sat down over lunch and wrote the offer. 🤍

We navigated a multiple-offer situation and came out on top, and after a few twists and turns along the way, today we officially closed! 🎉

A huge congratulations to my clients! Wishing them many happy years and wonderful memories in their new forever home 🏡🤍

🏢 Condo financing is changing.

Whether you’re buying or selling, your condo association’s financial health can play a bigger role in the process than you might realize.

Ask questions early. A little preparation can prevent surprises later. 🤍

🏡 Mortgage rates held relatively steady this week, with some encouraging inflation data helping to keep rates in the mid-6% range. 📊

And this week’s tip is for my self-employed buyers — your financing options may be broader than you think. 💡

Such a great birthday! 🥳

The day started with a birthday greeting at our local retro burger joint (courtesy of the Bergs 🤍), followed by a pool day with friends (and, of course, Ziggy & Mello 🐶💦), and topped off with an amazing dinner at Old Homestead at the Borgata. 🍸🥩

Good friends, good food and a pretty perfect way to spend my birthday. Feeling the love! 🤍

🏡 Mortgage rates finished lower this week, helped by favorable employment data and easing oil prices.

Rates remain in the mid-6% range, with the 30-year conventional rate ending about a quarter-point lower than last week. 📉 This week, markets will be watching inflation, retail sales and overall buyer activity.

And a reminder for buyers: don’t automatically rule out a home that needs work. 🔨 Some loan programs may allow you to finance renovations as part of your mortgage rather than paying for everything out of pocket.

Curious what rate or loan options you might qualify for? I’m happy to connect you with one of my trusted local lending partners. 🔑

You don’t always need a major renovation to make a home show better. 🏡✨

Sometimes it’s the small changes that make the biggest impact — fresh paint, updated lighting, less clutter, more natural light and a really good deep clean.

And before you start spending money on improvements, talk to your REALTOR® about where it makes sense to invest. The goal isn’t to make your home perfect — it’s to make what you already have show its best. 🤍

Thinking about selling? I’m always happy to take a look and help you figure out what’s worth doing — and what you can skip.

🏡 Think your credit score isn't high enough to buy a home? Maybe... maybe not.

Your credit score is important, but it's only one part of the picture. Lenders also consider factors like your income, debt, down payment, and the type of loan you're applying for.

You may have more opportunities than you realize.

If buying a home is something you're considering, I'd be happy to answer your questions or connect you with one of my trusted local lending partners.
