Buying for a family — whether your kids are toddlers or about to leave for college — changes what you should be looking for during a showing. Schools...the right schools for your kids. The commute...during winter. Storage. The yard. The neighbors. The way Saturday morning sounds.

Three habits I’ve noticed in buyers who don’t overpay:

First — they have a pre-approval BEFORE the first showing. Not one a lender printed and emailed two minutes before an offer.

Second — they sit down for a strategy conversation before they tour. They know what a good outcome looks like for them before they fall in love with anything.

Third — when they find the right house, the flexibility is in the terms. Not the price. They learned a long time ago that the best offer isn’t always the highest one.

These are habits, not tricks. They take five minutes to talk through and a season to internalize.

The June market in West Michigan is doing what it usually does, with a few wrinkles worth knowing.

Inventory is still tight. Median sale price is holding firm.
Days on market is shorter than last June by about a week — but only for homes that are priced and prepared.
Multiple offers are still happening, but they’re concentrated on the well-positioned listings, not spread evenly across every home.

What this means depends entirely on whether you’re buying or selling — and on the particulars of your situation.

A note on the team.

Some of you have already met Allen Gradnigo. For the rest of you — he’s the second voice on every difficult call, the second pair of eyes on every contract, and the steady presence that slows a transaction down at exactly the moments it needs to be slowed.

U.S. Air Force veteran. Now stepping into Blueberry Realtors as COO.

Forty-three years of military experience between us — his active Air Force years and my Army Reserve years. We come at things from different directions.
