Follow Giant House Farms for the best sourdough bread and treats. I personally learned how to make sourdough bread from one of her classes and can confirm she’s the best around!

Okay, this is INSANE. 🤯❤️

I’m currently 94 followers away from 7,000. WHAT?! 😭

The follower count was never the goal when I started Giant House Farms. I just wanted to bake good sourdough, build a little community, and share all of the crazy homestead chaos along the way.

But now that we’re THIS close to 7K, I think we need to have a little fun with it! 👀

Let’s talk about the bakery that 👏🏼 never 👏🏼 misses. 👏🏼

Tasty Layers Custom Cakes in Burton has been my go-to bakery for years, and there’s a reason I keep coming back. Their cakes and cupcakes are not only beautiful, but they taste AMAZING. The quality, flavor, and attention to detail are seriously unmatched.

They’re a little bit of a drive for me, but 100% worth it because I know every single time I order from them, they’re going to deliver. And when it comes to birthdays and special occasions, I’m not taking chances on the cake. 😂

When you’re good at what you do but not so good at talking yourself up, you call in some assistance. 😂

So today I asked ChatGPT:

“Based on what you know about me, what are the top 3 skills I have that would make people want to use me as their real estate agent?”

And I actually loved the answer:

"1. You make complicated things feel understandable. Real estate comes with a LOT—mortgages, inspections, contingencies, closing costs, negotiations, contracts…and most people don’t buy houses often enough to know all the ins and outs. One of your strengths is taking all of that information and breaking it down in a way that actually makes sense. You want your clients to understand what’s happening, why it matters, and what their options are.

2. You naturally think about things from other people’s perspective. You don’t just think about buying or selling a house as a transaction. You think about the person behind it. What are they worried about? What’s important to their family? What can they comfortably afford? What does their day-to-day life look like? What kind of community do they actually want to live in? Finding the right house is only part of it. You want to help people make decisions that make sense for their real life.

3. Your social work background gave you some pretty great real estate skills. Listening. Asking the right questions. Problem-solving. Navigating stressful situations. Advocating for people. Helping someone understand their options without pressuring them into a decision. Turns out those skills translate REALLY well to real estate."

"So...how much cash do I need to buy a $300,000 home?"

Great question. I'm glad you asked! A lot of buyers assume you need a 20% down payment to buy a house but that's not always the case.

On a $300,000 home, your down payment could look something like:

- 3% down: $9,000
- 3.5% down: $10,500
- 5% down: $15,000
- 10% down: $30,000
- 20% down: $60,000

(AND SOMETIMES even $0 down depending on your financing!)

But the down payment isn't the only cash you'll want to plan for. You'll also have closing costs, which can be several thousand dollars depending on the loan and transaction, plus things like your home inspection and appraisal.

And here's something many first time buyers don't realize: depending on the situation, there may be down payment assistance programs, lender credits, or seller concessions that can help reduce how much cash you ultimately need at closing.

So if you've been telling yourself...
“I'll never be able to buy because I don't have 20% saved.”
Don't count yourself out yet.

Buying a $300K home with $10–20K available can be completely realistic depending on your situation.
