More Than a Mold Inspection-
I'm a Certified Mold Inspector, specializing in comprehensive moisture and mold condition assessments. Every inspection combines visual building science, moisture investigation, thermal imaging, and professional K9 mold detection to identify conditions that may contribute to hidden mold growth and indoor environmental concerns.
Working alongside Frankie, my certified mold detection dog, I evaluate the entire home, not just for mold, but for the moisture sources and environmental conditions that allow mold to develop. Every K9 alert is investigated using moisture mapping, thermal imaging, a moisture meter, and an articulating borescope when appropriate to gather additional information about concealed areas.
Rather than simply documenting where mold may be present, I focus on identifying the most likely source of moisture, understanding how it is affecting the home, and providing practical recommendations to help homeowners make informed decisions about repair, remediation, or further evaluation.
Whether the concern involves a roof leak, plumbing issue, attic condensation, crawlspace moisture, HVAC-related conditions, or historical water damage, my goal is to help uncover the underlying cause, not just the symptoms.

🐾 VEST ON = WORK MODE 🐾

Many people see a friendly dog and naturally want to pet them. However, when a mold detection dog is wearing its working vest, that dog is actively performing a job that requires concentration, focus, and teamwork with the handler.

One of the most important things the public can do when interacting with a working mold detection dog is to respect the dog’s vest and working space.

When a mold detection dog is actively working, petting, talking to, calling, feeding, whistling at, or attempting to interact with the dog can interfere with the dog’s ability to focus on the task at hand. Even well-intentioned interactions can impact the dog’s performance.

A trained mold detection dog is not a pet while working. The dog is actively searching, processing odors, and communicating information to the handler. Maintaining that focus is critical.

🐾 Please do not pet the dog.

🐾 Please do not call the dog over.

🐾 Please do not offer treats, toys, or food.

🐾 Please allow the handler and dog space to work.

🐾 Always ask the handler before attempting any interaction.

Frankie absolutely loves people, but when her vest is on, she’s on the job and focused on helping clients identify potential areas that may warrant further evaluation within a property.

Working dogs perform at their best when they are allowed to do exactly that—work.

My mold detection dog, Frankie, is a Giant Schnauzer trained by Bill Whitstine, a nationally recognized master canine trainer with over 30 years of experience and the pioneer of professional mold detection dog programs. Frankie is trained to accurately locate the scent of hidden mold behind walls, under flooring, and above ceilings - areas traditional inspections and air sampling often miss. Because of this, K9 mold detection is extremely precise and helps pinpoint problem areas while saving time, money, and unnecessary demolition.
In addition to K9 detection, I am a Certified Mold Inspector through InterNACHI and IAC2. I utilize professional tools including a thermal imaging camera, Protimeter MMS3 moisture meter, and a Articulating Borescope to help confirm moisture intrusion and identify conditions that support mold growth. If requested, I can also collect mold samples for laboratory analysis (additional fees apply).
