These meant more to me than they probably realized ❤️

After a closing that took a lot of persistence, problem-solving and teamwork to get across the finish line, I received two handwritten notes—one from my buyer and one from the listing agent.

My buyer’s trust throughout this process meant so much to me. And receiving such kind words from the agent on the other side was an unexpected reminder that you can advocate strongly for your client while still working together with professionalism and respect.

At the end of the day, that’s the kind of Realtor I always want to be.

How is the Hoover, Alabama housing market compared with this time last year?

The biggest takeaway from the August numbers is actually how steady the market has remained.

The average sale price increased from $569,293 to $577,258, up 1.4% year over year. Inventory remained unchanged at 2.3 months, while homes that sold spent an average of just 27 days on the market—7 days faster than last year.

Closed sales over the previous six months were down slightly at 1.7%, and sellers received an average of 99.4% of their final list price.

So, are home prices increasing in Hoover? Based on this report, yes—but modestly. Overall, the numbers point to a relatively stable Hoover real estate market rather than a dramatic shift in either direction.

Of course, citywide averages only tell part of the story. Your neighborhood, price range, condition and current competition can make a big difference when you're buying or selling.

Finding the house was the easy part. Getting to closing was another story.

My buyer needed to stay within a particular school system, and with school approaching, we were working against the clock. Then she found this Riverchase home and knew it was the one she wanted.

My job wasn’t to convince her to buy it—or not to. It was to make sure she understood the risks and had the information she needed to make that decision for herself.

She decided to move forward. And that’s when the real work began.

The home was part of a complicated estate requiring extensive title work. The inspection uncovered significant issues, followed by repairs, contractor complications, a permitting delay and a closing timeline that kept moving.

One of my priorities was limiting the repair risk my buyer would take on after closing. We worked to have the significant repairs addressed before she became the homeowner rather than leaving her to manage those unknowns afterward.

Last week, you saw us celebrating at the closing table with Prosecco. 🥂 Now you know why.

THIS closing deserved a toast. 🥂🏡

Today my buyer officially closed on her new home in Riverchase — and let’s just say, we worked HARD to get to this closing table.

This was not one of those transactions where everything went according to plan. There were plenty of twists, turns and unexpected challenges along the way, which made today’s celebration that much sweeter.

Our lender even showed up with the Prosecco and cups, which felt very appropriate for this one. 😂🥂

Getting to celebrate today with my buyer, the sellers, the listing agent and our lender was such a great way to end this chapter.

There is a much bigger story behind this closing, and I’ll share that another day. But today, I’m just incredibly happy for my buyer.

She got the keys. We made it. And THIS closing deserved a toast. ❤️🏡🥂
