📊 August Real Estate Market Update: What are the numbers telling us?

The latest report from Alabama REALTORS® is out, and there are some interesting trends worth knowing — whether you’re thinking about buying, selling, or simply keeping up with the market. 🏡
🏠 6,680 homes sold in August.📈
Sales were 10.6% higher than August 2025.
💰 Median sales price: $277,750
📈 Median sales price was 18.8% higher than last year.
🏡 22,365 active listings — the highest level since 2018.
⏳ Homes averaged 68 days on the market.
📦 Housing supply increased to 4.6 months.

We’re seeing the traditional seasonal slowdown as summer comes to an end, but 2026 sales numbers remain substantially higher than this time last year.

For buyers, increased inventory can mean more options. For sellers, pricing and positioning your home appropriately continue to matter.

As always, real estate is local! Statewide numbers provide helpful context, but what’s happening in your specific neighborhood and price range may look very different.
