If you price too aggressively, legitimate potential buyers may be missing your listing altogether. If you price too low you could be leaving money on the table.

When a real estate agent sends their buyers new listings, price is almost always one of the constraints on the search parameters. Your listing may never make it in front of a buyer who potentially could have purchased your home had it been priced accurately. If you miss them on day one, odds are your home won't get in front of them until there's a price drop - and each time you need to drop your price you lose leverage in negotiations. With a longer days on market (DOM) and a weaker negotiating position, you will likely wind up accepting a price lower than you could have received had it been priced accurately in the first place.

So just remember, neither the real estate agent nor the homeowner determines the ultimate sale price - the buyers do! The best way to determine how buyers are behaving in a given market is to run a comparative market analysis (CMA). This is a report that contains a slew of information about the local market including recent sales, pending sales and active listings. Running one isn't where it ends though - being able to interpret the data contained within the report is critical to arriving at the ideal list price.

I've analyzed endless amounts of data and financial information in my time spent as a controller in the commodities trading world, and I utilize that experience when pulling together CMAs.
