“ UNDERSTANDING CLOSING COST”

✔️What Are Closing Costs?

🔘They’re fees paid by the homebuyer at the time of closing. The typical closing cost is between 2% and 3% of the total loan amount being borrowed.

✔️What’s Included?

🔘Can include several fees based on the lender’s policies for example:

* Credit check fee
* Land survey fee
* Property appraisal fee
* Attorney fees
* Loan application fee
* Loan origination fee
* Fees for title services
* Lender’s title insurance premium
* Owner’s title insurance premium
* Government recordation fees
* Transfer taxes

✔️Does The Homebuyer Always Pay Closing Costs?

🔘Typically is the buyer responsibility to pay for all of the closing costs. However, the buyers agent may be able to negotiate having someone else pay these costs, such as the seller. Occasionally , a seller who is eager to sell their home may agree to pay the closing costs for the buyer.

✔️What Are Loan Discount Points and How Do They Affect Closing Costs?

🔘There are a few lenders who offer homebuyers the chances to buy down POINTS for the purpose of lowering the interest rate on their mortgage loan.
🔘These points are called DISCOUNT POINTS
& each point a buyer agrees to pay is approximately equal to 1% of the loan amount. If buyer accepts a loan agreement with discount points, then buyer will pay the point or points at the time of closing plus closing costs.

✔️What Other Fees Are Paid at the Time of Closing?

🔘Most lenders require homebuyers to pay a certain amount of money into an escrow account at the time of closing. The funds in the account are used to cover a portion of the property taxes & homeowners insurance for buyer’s new home.
These bills will be estimated and included in your monthly mortgage payment. Such that, when your insurance and tax bills are due the lender will use the funds in buyers escrow account to pay for these bills.
🔘Buyer will also be responsible for paying first year of homeowner’s insurance policy in full.
🔘Another fee to be paid on closing day is the prorated payment for interest on your mortgage from your closing date through the end of the current month. This amount varies depending on the day of the month you close.
