This home is officially under contract! My client was able to secure her lot, and also still receive the builder’s incentives, even without choosing their preferred lender. I was also able to get her connected with another lender who pre-approved her for 145k more than her original pre-approval.

I was able to help guide my clients through their first transaction with a new construction inventory home. We were able to secure this home at the perfect time $20,000 below its listed price last month, PLUS they are received $10,000 towards their closing costs… all on a PREMIUM 50’ lake front lot!

Although the current market is competitive, especially still in new construction, you also have room to negotiate with the builder. An experienced realtor will know all of the strategies when it comes to new construction. Although a realtor is not needed when buying a new construction home, I still HIGHLY suggest having a realtor represent you, as the builder representatives represent the builder, and not you.

✨ SOLD! ✨ After only just ONE day on the market we had already received multiple offers. Not only did I actively prospect for qualified buyers, but I also held open houses, which had over 40 families show up. My client mentioned that she did not desire to pay a September mortgage, and I was able to grant her wish. We were able to close in just 15 days of executing an offer! The transaction was smooth, and very quick. In fact, this was one of my quickest closings to date.

The last time my client tried to list her home (with another agent), was for $65,000 less. My client couldn’t have been happier this time around. It’s important to also have an agent who keeps up with the current market trends and gets an accurate market value for your home to list at. Although this is a “seller’s market,” there are still many mistakes an agent can make. Your listing can still go stale in this market! Don’t pick that agent!

We are now under contract with a quick close by the end of the month. The last time my client tried to list, was for $65,000 less. My client couldn’t have been happier this time around. I worked on this deal with a reputable team at another local brokerage in Sugar Land that I had worked with in the past representing a buyer.
