✨LEASED✨ after many hurdles, multiple showings, and negotiation, and just when my client was getting discouraged I kept fighting for them and was able to get their application approved on this beautiful 4/bed 2/bath home and in 5 days they were moved in to their new home. Brand new carpet, fresh paint, shiny appliances - what’s not to love about buying new construction? ⁣

While that new home feel is intoxicating, buying new construction can be tricky without some initial know-how. So you can experience all the pros and none of the pitfalls, here are three mistakes to avoid when purchasing a new construction home.⁣

Failing to research the area ahead of time.
It’s easy to fall in love with a neighborhood and floor plan before doing your due diligence about the surrounding community. Ask around to assess what’s happening (or not happening!) in the area that may impact your home’s value down the road.⁣

Not thoroughly vetting your builder/developer.

A builder can make or break your experience buying new construction, so make sure you do your research. And don’t just take his word for it - ask for referrals, read online reviews, and talk to your agent about what they know.⁣

Waiving the home inspection.

Heads up! Newer homes can have just as many problems as older homes, so don't waive the home inspection. It can alert you to things your builder overlooked or didn't properly complete.⁣

The VALUE of a home is relatively more subjective since it's determined by the house's style, location, finishes, updates, condition, and design, among other similar categories.⁠

The PRICE of a home is a calculated number that's determined using comparable market analysis. While this one is a bit more objective, the value will also be considered when calculating a price.⁠

You’ve been scrolling homes for months, and BOOM, there it is! The home you know is destined to be yours. Now what!? ⁣

It’s time to build an offer the sellers can’t refuse — and in this market, that’s exactly what you’re gonna need! To help, here are some tips to get your seller's attention and build an offer that's sure to stand out:⁣

Get pre-approved. Unless you’re making an all-cash offer, you must, must, must include a pre-approval letter for a loan. If you haven’t yet, start that process ASAP.⁣
Set your purchase price in line with your agent’s recommendation. In this market, low-ball offers will simply be ignored and set aside.⁣
Keep contingencies to a minimum. And consider waiving as many as you can to seal the deal.⁣
Bump up your earnest money and be willing to close quickly. If your seller is anxious to get moving, an offer with a short closing window will jump to the head of the pack.⁣
Look for ways to subtly connect with the seller. Do your homework about the market and the seller and give your agent permission to share bits and pieces of your story too. ⁣

Lean in real close, busy buyers. I’m about to dish 4 things no one tells you about buying a home that, frankly, would be downright silly to ignore:⁣

Buy in a great school district even if you don’t have kids. It’ll make reselling down the road easy peasy.⁣
You don't have to buy at the high end of your price range. In fact, you shouldn’t. Leave room in your monthly budget for repairs, renovations, and the unexpected.⁣
You can ask the sellers for items you like or need such as furniture, artwork, or appliances. They may say no, but then again, they may say yes!⁣
Consider following up the home inspection with a contractor walk-through. A contractor's keen eye will give you a more realistic estimate than the inspection report of what it will cost to repair issues.⁣
