One of the biggest things I hear from first-time buyers: "I'll never save enough." Here's some good news. 💛

Keeping Current Matters shared two moves that can get you into your first home sooner:

✅ Look at starter homes. Zillow says buying a mid-priced home with 20% down takes just under 15 years to save and break even versus renting. A starter home? About 7.2 years.

✅ Let go of the 20% rule. The typical first-time buyer puts down 10% (NAR), and options start as low as 3% for conventional and 3.5% for FHA. Plus, there are 2,746 down payment assistance programs out there, and many can be combined.

📉 Seeing a lot of price cuts lately? You're not imagining it.

42% of homes for sale now have at least one price reduction, and that number has gone up 7 months in a row. The typical cut is about $17,560, and list prices are down roughly $26,000 from last year's peak. The reason: sellers now outnumber buyers by about 58%, the widest gap on record, and about 7 in 10 markets favor buyers or are heading that way.

If you're selling, a price cut doesn't mean something's wrong with the house — the market just moved faster than the listing. Pricing right on day one is how you avoid sitting on the market.

If you're buying, this is leverage. There's more room to negotiate on price, closing costs, or repairs after inspection.
