Houston Home Sales Fall 11.5%
Houston’s real estate market is showing signs of a slower tempo, rather than a dramatic shift—home sales dropped 11.5% year over year in mid-Q3, with the average listing now spending about 60 days before finding a buyer. We’ve also seen a modest 1.5% dip in median pricing. For many, affordability and borrowing costs are top of mind; with mortgage rates hovering around 7%, even a $60 difference in monthly payments adds up to $21,600 extra over a 30-year loan. That’s a stretch for plenty of families, and I see this firsthand as buyers are taking more time to weigh their options and focus on what fits their budgets. With 39,000 single-family listings and just over five months of inventory, buyers have more choices than they did in the past—even though homes are taking a bit longer to sell. It’s clear that affordability will remain Houston’s main challenge. Having worked in Houston real estate for three decades, I’ve watched the market’s cycles—and this current shift is all about buyers becoming more selective, not about the market losing its value.

Houston housing in 2026: What Realtors need to know
As someone who’s spent three decades immersed in Houston real estate—growing up in a family of realtors and now leading Quest Real Estate—I’ve seen our city evolve in remarkable ways. Looking ahead to 2026, Houston continues to top the charts for single-family home permits, fueled by steady population growth and robust homebuilding. Yet, it’s impossible to ignore the pressures buyers face: high mortgage rates, increasing home prices, and mounting regulatory costs have made affordability a real challenge. Interestingly, while permits for new builds are declining, remodeling activity is on the rise. For many buyers, this shift opens the door to creative opportunities—whether it’s finding value in updated homes or reimagining properties to suit their needs. Guiding clients through these changing dynamics has always been at the heart of my approach, and understanding these trends will be key to navigating Houston’s housing market in the coming years.
