One lesson I’ve learned is that having a great boss or mentor can be one of the ways God prepares us for success. Looking back, I can clearly see this in both my mortgage and pharmacy careers.

My mortgage journey began in 2018. I worked for someone who had no prior mortgage experience but was willing to invest in me and pay me while I learned the business. I took full advantage of that opportunity. I called every lender I could find on Google, determined to learn as much as possible.

The journey wasn’t easy. I was hung up on, cursed at, threatened, criticized, and even underestimated. Many Account Executives assumed I didn’t know what I was doing. But through those challenges, I also met incredible Loan Officers and Account Executives who were willing to teach me. They showed me how to structure loans, ask the right questions, understand different loan programs, and think through complex scenarios. Those mentors helped build the foundation of my career.

My other journey is in the pharmacy industry began four years ago through a staffing agency. I still don’t know why the director decided to give me an opportunity when I had no IT experience and very little knowledge of the medical field. There were four of us in the program, and only two were offered permanent positions. I was fortunate to be one of them.

You might think everything became easy after that, but it didn’t. I made plenty of mistakes—mistakes that could have easily cost me my job under a different leader. Instead of giving up on me, my director saw something in me. I believe he recognized my hunger to learn and my determination to succeed.

He transferred me to his team and placed me under a new manager who invested heavily in my growth. She met with me regularly, provided weekly training, and patiently answered every question I had, no matter how simple it seemed. Their willingness to mentor and develop me changed the direction of my career. Eventually, they promoted me into a position I never imagined I would have.

Looking back, I realize that my success was never just about hard work. It was also about the people God placed in my path—leaders who believed in me before I fully believed in myself. Their mentorship, patience, and willingness to invest in my growth opened doors I could not have opened on my own.

Because of that, I hope to do the same for others. We never know how much our encouragement, guidance, or belief in someone’s potential can change the course of their life.

How do lender consider experience and documents to show the experience?

Number of Completed similar Projects:
This is often the most important factor.

Examples:
* First-time investor (0 projects): Considered inexperienced.
* 1–2 completed projects: Some experience.
* 3–5 completed projects: Experienced.
* 10+ completed projects: Highly experienced.

Completed experience define by either you as a borrower completed the sale of the property after renovation or completed a refinance of the property after renovation.

Lenders will ask for:
* Settlement statements (HUD/CD)
* Before-and-after photos
* Property addresses
* Purchase and sale dates

If you are a GC, those experience will count but they will require some additional documents like:
- license number
- contract agreement between you and the client
- full scope of work
