Mortgage Rates... Where are they headed?
As a Real Estate Professional, I'm often asked about mortgage rates. What are they currently? Are they expected to go up, come down, or are they relatively stable? While I am by no means an expert as relates to mortgage rates, I do follow media reports and trends.
To put it in perspective, the largest and most rapid increase in mortgage rates in the last 5 years occurred between January and October 2022, with rates climbing from 3.22% to 7.08%. The highest mortgage rate in the last 5 years was 7.79% in October 2023, according to Money/US News. This followed a period of historically low rates during the COVID-19 pandemic, when mortgage rates reached an all-time low of 2.65% in January 2021. More recently mortgage rates have consistently been in the mid 6% to low 7% range.
What I have been seeing and hearing of late is that mortgage rates will continue to fluctuate, but over time should settle somewhere around 6%, sometimes a little lower or a little higher, but that is anticipated to be the new norm. The reality is mortgage rates in the 3% to 4% range are nowhere in the foreseeable future.
As a final note... Trying to time the market is probably not a winning strategy. The best time to buy is when you're financially ready.
