šØ **WHAT IF SOMEONE SOLD YOUR PROPERTY WITHOUT YOUR KNOWLEDGE?**
Sounds impossible, doesn't it?
Unfortunately, it's not. And I know that firsthand.
According to a recent Inman article citing FBI data, real estate fraud accounted for **$275 MILLION in reported losses in 2025.** Business email compromise schemes across all industries exceeded $3 BILLION.
Criminals are using forged deeds, stolen identities, fraudulent wiring instructions, and even artificial intelligence to steal money and property.
**This isn't just another real estate headline to me. It's personal.**
I became involved in uncovering a deed fraud operation here in Harris County that ultimately involved approximately 40 properties.
What started with helping one client reclaim their stolen property led to uncovering a much larger operation, criminal arrests, and a civil judgment exceeding $2.5 million.
My client's property was returned in approximately three weeks, but the experience opened my eyes to just how vulnerable property owners can be.
I've since worked to raise awareness, participated in discussions with local officials, and advocated for stronger protections against deed fraud.
And here's what concerns me most:
**Many property owners have absolutely no idea their property has been targeted until the damage is already done.**
Vacant land, inherited properties, investment properties, and properties owned free and clear can be especially attractive to criminals.
A few things I encourage everyone to do:
š” Periodically check your county property records.
š Investigate unexpected notices or changes involving your property.
š» Never rely solely on emailed wiring instructions. Verify them by calling a trusted number.
ā ļø Be cautious of anyone pressuring you to rush a real estate transaction.
**If you suspect your property has been subjected to deed fraud, PLEASE contact me.**
I have firsthand experience dealing with these situations and can help you understand where to start, what questions to ask, and which professionals or agencies may be able to assist.
Real estate is often our largest financial investment. Protecting that investment is just as important as buying or selling it.
**You don't have to be in the middle of a real estate transaction to become a victim.**
And you certainly shouldn't have to discover that someone else claims to own your property.
