Houston buyers had more homes to choose from in July than ever before in HAR's records — and buyers were still purchasing.

💰 Median Sale Price: $340,000
📉 Down approximately 1.4% from June's $345,000
📈 Up 0.6% from July 2025

💵 Average Sale Price: $440,816
📉 Down approximately 3.2% from June's $455,159
📈 Up 1.9% year over year

🏠 Single-Family Homes Sold: 8,340
📉 Down approximately 5.4% from June's 8,820
📈 Still 1.6% higher than July 2025

⏱️ Average Days on Market: 53 days
➡️ June: 52 days
➡️ July 2025: 50 days

🏘️ Active Single-Family Listings: 40,750
📈 Up approximately 4.9% from June
📈 Up 3.4% year over year
🏆 According to HAR, this was the highest active-listing total it has recorded.

📦 Housing Inventory: 5.5 months
⬆️ Up from 5.2 months in June

July gave Houston buyers a combination many have been waiting for: more choices, slightly lower month-to-month prices and a little more time to shop. At the same time, sales and prices were still modestly higher than July 2025, so this wasn't simply a case of demand disappearing.
