IF you purchased a Home in 2020 and filing Homestead~ BEWARE OF SCAMS ! I will be emailing all my clients from 2020 with instructions and the proper county links to file~ so be on the lookout !
If you purchased in 2020 you probably get mail from companies who will offer to file this paperwork for you and make sure you get your homestead tax exemption. Do NOT use these companies or send them any money. Filing your homestead tax exemption is free and these companies simply take your forms and drop them off at the appraisal district – something you can do just as easily for the cost that they will charge you. Many of the letters are rather deceiving in the way they’re written, making you think you need to pay their fee in order to receive the exemption. So please, be aware and contact me if you need help filing the form~ I would be happy to assist you.

It's already that time~ If you purchased a Home and it is your primary Residence in the year of 2020~ you are eligible to file for Homestead Exemption. You must reside at the Home and it not be in a Corporation or other Entities. A Homestead can be a house, condominium, or manufactured home. It can include up to 20 acres, if the Land is also owned by the Homeowner.

Seller Tip~ Price it right, let's sell it Overnight.
Sometimes I work with a Seller who is convinced their house will sell for more than I recommend. They often think by increasing the price it will leave more negotiation room.
A potential buyer (and a seasoned agent) will be looking for comps and will know the appropriate price range for your home. They can easily detect an overpriced home- you know what happens next? An overpriced home sits and accumulates Days On Market. The longer a Home sits, the less appealing it becomes to a potential buyer.
