I had a transaction fall through recently.

After weeks of searching for the perfect place here in the Tomball area, my buyer found a home that fit all his needs. We went under contract with ideal terms, and even revisited the property to make sure he absolutely loved it. It was all lining up perfectly, until we received reports back about the property…

I always look over my buyer’s reports to give my expertise and insight.

Unfortunately, this home had massive roof issues, foundation issues, and a laundry list of minor repairs.

Despite it being a perfect fit for my buyer, I couldn’t confidently tell them to move forward without the risk of this home being a huge money pit.

When my buyer asked for my honest opinion, I told him that if it was my home purchase, I would back out of the contract.

You may think as a Realtor that’s not the smartest thing to tell your client, but for me, honesty always outweighs the potential paycheck.

I simply wouldn’t be able to sleep at night if my client was in a home that was falling apart.

In the short-term, yes, I lost a transaction. But a few weeks later, we found a home that popped onto the market with great potential! And we’re now under contract again. 🎉

One thing about me is I will always do for my clients as I would want done for myself, which is 100% honesty throughout the entire process. I’m not in real estate for a quick, easy sale or a good salary. I’m in it to help my clients and families build a legacy through homeownership.

The homebuying process may not be quick, and there may be some speed bumps, but I know I always do what’s best for my buyers for their long-term success.

And if that isn’t what you want, then I might not be the Realtor for you…and that’s okay!

Last week, Cole and I were due to have a date night. We wanted somewhere we didn’t have to drive far, but still had a more intimate, “date night” feel. We hadn’t been there before, but we decided to check out Graze Tomball off of North Elm St, and we had the best experience!

The ambience inside was exactly what we were looking for….small restaurant, warm romantic atmosphere, and the food and drink selection were fantastic.

I went a little fancier with the bolognese ragu, which I highly recommend! My husband went with the classic Kobe burger with truffle fries, which he enjoyed.

If you’re looking for a more upscale restaurant, without a far drive, Graze in Tomball is definitely worth a try!

I recently attended a conference where one speaker shared something really profound. We’re living in a time where we’re more digitally connected than ever…yet people feel more ALONE than ever.

A few things that stood out to me:

• Loneliness harms your health as much as smoking 15 ci******es a day.

• Millennials and Gen Z hang out with friends 50% less than Gen X did in the early ’90s.

• Community involvement has dropped by more than half since the 80s and 90s.

I took a lot of this to heart and made a resolution to not just be a statistic. To bring back neighborhood gatherings and get-togethers that prioritize connection and fellowship.

So I did one of the things I know how to do best – hosted a girl’s night Galentine’s Day! I provided dinner and the girls brought drinks, apps, and desserts. We had a “Flower Station” for DIY bouquets, and at the last minute, I had to bring in more tables and chairs…a problem I felt so blessed to have! ❤️

It was a night filled with connection and laughter with friends from so many different parts of my life - church, real estate, college. And to hear so many girls say they left feeling refreshed and connected brought me so much joy!

As a Realtor who helps people move in, move out, and plant new roots - this matters deeply.

Because people aren’t just looking for a house. They’re looking for community.

They want neighbors who wave.

People who know their names.Kids who grow up together.

A sense of belonging that no screen or algorithm can replace.

This Galentine’s Day was such a powerful reminder of why I love what I do.

Homes matter.

Community matters.

People matter.

And bringing people back together might be one of the most meaningful things any of us can do right now.

Alright, men, I’ve got the information you want (and need!). Here’s some easy ways to make Valentine's Day a success this year…

1) Effort. Actual, visible effort. If she can tell you bought it on February 14th at 6:47 p.m., it’s a fail. Putting in the effort just a few days before will go a long way!

2) Words. A simple card with words you didn’t steal from the internet. One paragraph, three sentences, and not something ChatGPT wrote for you. I believe in you!

3) Something that proves you listen. It may be a little late for this year, but if you can make this year a success, maybe next year is the year to “wow” her! Keep notes in your phone of what she mentions throughout the year-that way, you have a resource to check if you need ideas!

For this year, take 5 minutes to think about her favorite things – maybe it’s a gift card to her nail salon or for a massage, or comfort items from her favorite brand, or even something useful like a professionally cleaned home or a car wash membership!

4) Presence. Giving your time and attention at the same time is a glorious gift in today’s world! Put away the phones and be physically and mentally present with each other.

All that’s really wanted for Valentine’s Day is to be seen and know that our significant other thinks about us. Gifts, experiences, and effort mean so much more than whatever the price tag says. You don’t need to spend your life’s savings on a present-just be present and romantic…if you feel a little corny about it, it’s probably the right move! 😉

What started as a stress-relieving hobby, turned into an amazing local bakery.

Courtney Nguyen started The Flour Petal Bakery after realizing her true passions in life had absolutely nothing to do with her college degree. While endlessly job searching, Courtney used her free time to perfect different recipes, delivering delicious treats to all her friends and family to try.

After receiving raving feedback from everyone, Courtney started posting her creations on social media. And soon after, she found herself booking weddings and events.

I was blessed to cross paths with Courtney in a local Tomball group. I was looking for local businesses to support with my annual client appreciation event, and after looking up Flour Petal Bakery, I was blown away! I knew I had to stop in and see what this adorable little bakery was all about.

After my first visit to Flour Petal Bakery, I was hooked! Beautiful, delectable treats, high-quality baked goods, and excellent customer service are her standard. And after trying 99.9% of the menu myself, I can say everything I’ve had has been absolutely amazing! 😋

The Dubai chocolate chip cookies are my FAVORITE! She also has a cookie butter banana bread that never lasts long in my house… Cole and I devour it. Anytime I need to drop off something yummy to clients or friends, Flour Petal Bakery is my go-to. And I’ve heard raving reviews about the lemon bar, bronuts, and cake cups.

I have yet to try something that wasn’t top-tier.

Courtney also specializes in beautiful, custom orders. Whatever event you're hosting, her custom sugar cookies, cakesicles, and monogram boxes will be the centerpiece of any gathering.

So if you’re in the Magnolia area, give Flour Petal Bakery a try. My #1 recommendation is her Dubai chocolate creations-but really, you can’t go wrong.
