THIS is why pricing RIGHT is CRITICAL!! 💰

This home was priced RIGHT at the sweet spot, from the beginning - no price drops necessary!

We had great traffic through 3 weekends of open houses and 11 private showings.

We were on the market for a total of 18 DAYS!

We received THREE offers, all at, or below, our list price - this tells me the market demanded EXACTLY what we listed it for.

Ultimately, we went with a cash buyer that I met by inviting a neighbor to the first open house.

IF you want to sit on the market for 6 months, list high, eventually dropping the price below market value and losing money in the long run

IF you want to sell quickly, identify that sweet spot and DON'T TEST THE MARKET!

In this market for a seller, pricing is crucial… for a buyer, your agent can make a huge difference on your mortgage rate, for better or worse!

Everyone seems to focus on price and how much we can get off that sticker price.

*Let’s compare on a $500,000 property: a $30,000 savings off the price on a 30 yr fixed rate OR the seller contributing $15,000 to the buyers closing cost to buy down the rate from a 6.75% to a 4.75%.

*The 30k off the price will save you $234 a month, while the 15k to rate buy down will save you $600 a month.
