Here is a breakdown of the current housing trends in Cypress:
🏡 Pricing & Values
Median Price: The median home price is hovering around $400,000 to $435,000, with the average price closer to $470,000. These figures are roughly flat or slightly down year-over-year.
Negotiation Room: The sale-to-list ratio sits between 94% and 98%, meaning most buyers are successfully negotiating anywhere from 2% to 6% below the asking price.
Price Reductions: A significant portion of active listings are experiencing price cuts as sellers adjust to the new, slower-paced reality. Overpriced homes are sitting on the market.
⏱️ Time on Market & Inventory
Days on Market (DOM): Homes are taking roughly 35 to 50 days to go under contract on average.
Inventory Growth: Active listings have increased, providing buyers with much more inventory to choose from. You no longer have to rush to put in an offer the day a house hits the market.
