Checked mortgage rates yesterday. Checked them again this morning. They're up again, this time to 6.716% on the 30-year fixed.

That's not random. Rates have been climbing as tensions overseas keep pushing oil prices and inflation fears higher, and it's a perfect example of why chasing the "right time" to buy rarely works. Rates react to world events, not your local market.

Here's the good news. The Greater Houston & beyond still have healthy inventory, today's rate is still below the historical average going back to 1971, and getting pre approved now means you have real numbers instead of guesswork. 🌧️ As Tropical Storm Arthur moved across the Texas coast, many homeowners found themselves asking the same question:
