Would you rather buy a condo or a townhouse?

For buyers priced out of single-family homes, condos and townhouses often feel like the next best option. Both offer lower prices, lighter maintenance, and an easier path into homeownership, but the long-term payoff can look very different depending on what and where you buy.

Over the last decade (2014–2024), single-family homes appreciated 87.3%, townhomes 86.5%, and condos 82.7%. Regionally, trends vary: condos led in the Midwest (+78.3%) and South (+66.7%), while townhomes surged in the Northeast (+80.5%) and West (+83.8%).

Townhomes often deliver steadier growth because you own the land, enjoy lower HOA fees, and get a “house-like” feel that appeals to a broad range of buyers. Condos can shine in urban markets, offering amenities like gyms and pools, but high HOA fees and special assessments can eat into returns.

The bottom line: both condos and townhomes can build wealth, but the local market, affordability, and ownership costs play a huge role.
