I haven’t been posting as much, but the deals are still getting CLOSED.

Shoutout to my clients who trusted me through these transactions. Both of these deals were personal for me because of the relationships I have with these clients outside of Real Estate.

I represented the Sellers in both of these transactions. The church/land went under contract in less than a week, and the home in 17 days!

Nothing is ever guaranteed in Real Estate until the deal is closed, but my listing strategies WORK!

After just 17 days on the market we received an offer, above asking price, for my clients home in Balmoral.

I told my clients at the beginning of the process that the average time on the market in the area was about 48 days . . . Think about how thrilled they were to receive a contract in just over two weeks.

I’ll give you a few key points in my listing strategy (I can’t give you all the sauce 😎)

1. I set realistic expectations with my clients. I’d rather under promise and over deliver.

2. I run the comps! Then I run the comps, then run the comps again, and then finally I run the comps.

3. I do not overprice to give room for negotiations. You’ll end up dropping the price anyway and the home will just sit on the market longer.

4. I work with my clients to present the home in a way that makes it desirable. From the listing photos, to the open houses, to the individual showings.

Some hardware I was awarded for my production last year atBraden Real Estate Group. This is testament of my faith in God and hard work. I kept showing up for me and it paid off.

When I first started at Braden in January 2024 I saw everyone receiving their awards at the awards reception. I asked someone to hold theirs and I said right then “I’m going to get my name on one of these.” I wrote it down on my list of goals for 2025 and God did it. I’m just grateful . . .

This year will be BIGGER.
