💡Don’t make a rookie mistake on your first or 3rd deal! Here are 3 mistakes we see and how to avoid them:
1. Underestimating operating expenses - assuming expenses will be 30% of rents but not considering age of property could easily put you in the red. Use conservative underwriting, include capex, insurance increases and vacancy. USE REAL NUMBERS!
2. Ingnoring tenant mix and turnover- high turnover eats your returns. Look at lease terms, average tenure, and local employment anchors. 🗣️Pro tip: during due diligence review rent rolls not just rent amounts.
3. Forgetting to plan the exit- don’t buy without a clear strategy. Decide from day one, are you holding for cash flow? Refinancing after rehab? Selling stabilized?
