Going to hop on my soapbox for a second.
We’re often the last call in the home buying process usually just a day or two before closing. By that point, the buyer has already spent weeks negotiating, completing inspections, and pushing toward the finish line and then we come in.
And more often than not, we find mold.
Now the buyer is faced with a major variable that could have influenced their decision from day one.
Here’s the reality, a standard home inspection is not designed to identify the issues we’re trained to detect. Most of the time, mold concerns go unnoticed until a dedicated assessment is performed.
When mold is discovered this late in the process, it can mean remediation, added costs, delays, and unexpected disruption for both the buyer and the seller.
A mold assessment isn’t an “extra”, it’s a critical part of understanding the true condition of a home.
Don’t wait until the finish line to find out what you’re really buying.
