County Appraisal vs Formal Appraisal

The County Appraisal (Assessed Valued) is the value assigned to your home by the county appraisal district, mainly for property tax purposes. It’s based on general market trends, neighborhood data, and public records, and is often done without an in-person inspection. Because of this, it may not reflect the true market value of your home—especially if the market has shifted.

A Formal Appraisal (Market Value) is completed by a licensed appraiser, usually during a home sale or refinance. This is a much more detailed process and includes an in-person evaluation, along with an analysis of recent sales of comparable homes. It’s considered the most accurate estimate of what your home would sell for in today’s market.

In Short:

County Appraisal = For Taxes (may be outdated or too generic)

Formal Appraisal = For Market Value (used in sales and loans)

This is why you should protest your tax bill every year.
