My specialty is helping homebuyers move through the process and get them to the closing table. I am an expert with helping buyers because I have been on the other side as the Loan Officer and an Underwriter. I was once the person who had to physically look at every document you send over, analyze it, and sign off on it. Knowing the mind of an underwriter gives me an advantage as a Realtor. For example, I know what underwriters look for when reviewing property appraisals. There are some words, that if found in an appraisal can and will change the whole course of the lending process. Your appraisal can go from being "As Is" to "Subject To." This is not the goal. This means that the bank is willing to lend "Subject To" the following repairs being made on the property, and then they will list those required repairs. Well, if the seller isn't willing to make those repairs, then that presents another situation. When I am guiding my clients through their inspections, I am able to look at the property through both lenses. So, my good people, when your loan officer asks you to send bank statements (all pages), tax returns, check stubs, 401k statements etc. please be patient with them. The underwriter is the one asking for those items to prove that your loan makes financial sense, and is not a high lending risk.
