I've watched this pattern play out for over 35 years here. The families who close quickly in summer aren't lucky, they're prepared. And the sellers who list at the right moment meet exactly that kind of buyer.

Memorial reads like one neighborhood from the outside. On a tax bill, it's four.

After 35+ years walking these streets, this is the part I always slow down on with a buyer. The ordinance is public. Read it before you read the listing.

Save this if you're house-hunting in Memorial this spring.

Memorial buyers are careful. They know the blocks, they know the schools, and they've seen enough overpriced listings to spot one. So we price it right the first time, with evidence, not optimism.

If you're thinking about selling this spring and want to see the real comp picture for your street, reach out, I'd be happy to help.

Memorial, then and now.

I've been selling this neighborhood since 1990. Back then the streets felt like the country, ranch roofs, deep yards, one-story homes everywhere. The tear-downs started around 2010, and today it's stone, steel, and some of the biggest lots in town. The one constant, the oaks still run the neighborhood.

Thirty-five years through every chapter of Memorial. DM me if you want to talk about where it's headed next.

Some neighborhoods don’t rely on proximity to carry value.

Briargrove stands on its own. Quietly, consistently, and with a buyer profile that understands exactly what it is.

Houston pending sales up 12.8%. Affordability improved 17 of the past 20 months.

The luxury segment is outperforming. Memorial is leading the spring market.

35 years of selling Memorial. Every cycle. This one too.

Memorial Park is one of my favorite places in Houston, it’s a big part of what makes living in Memorial feel so special.

Mornings here are simple. People out on the trails early, walking dogs, getting a run in, grabbing coffee after. It’s just part of the routine.

It’s not just the park itself, it’s the feeling of it. You see familiar faces, you slow down a bit, and it starts to feel like a community.

After 35 years in Memorial, mornings like these still remind me why I fell in love with this area in the first place.

A Saturday in Memorial pretty much sells itself. Trail at Memorial Park, breakfast at Tiny Champions, farmers market at City Centre and then you're home before noon wondering why you ever lived anywhere else.
