At a prior meeting of the standards of practice subcommittee, we discussed at length the use of drones for roof inspections. Although drones may be a useful tool, there is no substitution for walking the roof and the Rules emphasize that the roof must be walked when it can be safely done. Drones itself do not give you a “pass“ for inspecting the roof when no hazards exist prohibiting you from walking the roof.

Section 535.228(c)(3) of the Standards of Practice do require inspectors to report as a deficiency a starter course tab that is not sealed material. If you have not made pipe preparations for the hard freeze, it is always best to turn the supply off and drain your system. Locate your main water shut off at the house, or turn off at the meter/well storage tank. Open all faucets and hose bibbs and leave them open. Don’t forget to close the valves on your irrigation and pool auto-fill PVB and open the bleed valves. Use a flathead screwdriver and rotate a 1/4 turn and let it drain.
After the freeze, turn on supply and allow any ice crystals to flush and close the faucets one at a time to allow the system to pressurize. Listen for leaks and observe the needle on your meter. If steady, all is well. If you hear water running or see your meter running, shut off the supply, drain again, and call a professional.
