Most first-time buyers today aren’t making emotional decisions.

They’re making calculated ones.

That’s the biggest shift I’m seeing with Gen Z entering the housing market. They’re doing more research, asking better questions, and thinking long-term before making a move.

It’s changing how homes are being evaluated—and what actually stands out.

I broke this down in more detail here:
https://www.linkedin.com/pulse/what-next-generation-homebuyers-gen-z-looking-home-1vjzc/?trackingId=kOCerH46n3IgUPoiuJe8ZQ%3D%3D

Curious—are you seeing the same shift?

Over the past year, one shift I’ve been noticing more often is the growing presence of Gen Z buyers entering the housing market. The oldest members of this generation are now in their mid-to-late twenties, and many are starting to think seriously about homeownership.

4 Small Details That Can Make a Big Difference When Selling a Home

When preparing a home for sale, many people focus on the bigger updates.
But in my experience, it’s often the smaller details that shape a buyer’s first impression.

A few examples I often suggest looking at:

1. Lighting
Well-lit spaces tend to feel larger and more inviting both in person and in photos.

2. Neutral presentation
Simple, clean spaces allow buyers to picture how they might use the home.

3. Outdoor spaces
Entryways, patios, and yards often set the tone before someone even walks inside.

4. Maintenance items
Small fixes - like paint touch-ups or minor repairs, can quietly influence how buyers perceive the property overall.

Sometimes a few thoughtful adjustments can make a noticeable difference in how a home is received on the market.

There’s a difference between a listing sitting…
and a listing being watched.

This one is definitely the second.

If you’ve been considering a newer-build home in this area, now’s a good time to review it before activity picks up further.
