In this week’s episode of “Can’t Make This Stuff Up”…

This one was supposed to close on March 31st…

until we got a call that the appraisal for the buyers’ contingency home (the one they were selling in another market) hadn’t even been scheduled and wouldn’t happen until April 3rd. 🤯

For context:
appraisals are typically ordered right after the option period,
usually about 3 weeks before closing…

never AFTER.

After multiple conversations with the out-of-area lender assuring us everything was still on track,

we amended the closing date.

Then… silence.

Total crickets. 🦗

Come to find out, the lender was fired because he wasn’t even licensed.

Yes… you read that right.

Meanwhile, our transaction was clear to close, we were just waiting on that other home to fund.

The buyers and sellers were literally mid-move to their new Galveston home while all this was unfolding.

Thankfully, the file was reassigned, everyone stepped up, and we worked out a pre-lease agreement so the buyers could still move in. After all the chaos…

it finally CLOSED. 🙌

Moral of the story:

Know who you’re working with. And make sure you have a trusted agent with a solid network of licensed professionals behind you.

It matters more than you think.
