How to Build a Proactive Maintenance Program That Protects Your Asset Reactive maintenance is expensive. Proactive maintenance is an investment. Here's how to shift your approach:

1️⃣ Schedule seasonal inspections. HVAC systems, roofing, plumbing, and exterior elements should be evaluated at least twice a year, before problems become emergencies.

2️⃣ Create a unit turn checklist. Every unit should be restored to the same standard between residents. Consistency protects your brand and your NOI.

3️⃣ Build vendor relationships before you need them. The worst time to find a reliable plumber is when a pipe bursts at midnight on a Friday. Vet and retain quality vendors now.

4️⃣ Empower your maintenance team. Give your techs the tools, training, and authority to make real-time decisions. They're your first line of asset protection.

How to Build a Multifamily Budget That Actually Works Budget season can feel overwhelming, but it doesn't have to. After decades of overseeing budgets across Class A, B, and C communities, here's my simplified approach:

1️⃣ Start with your historical data. Look at the last 2–3 years of actuals before projecting anything. Patterns don't lie.

2️⃣ Forecast conservatively on revenue, aggressively on expenses. It's better to beat your budget than to miss it.

3️⃣ Build a capital reserve line from day one. Deferred maintenance costs three times more when it finally fails. Plan ahead.

4️⃣ Involve your on-site team. Your property managers and maintenance leads know what's coming. Their input is gold.

Ask me what I love most about this industry, and the answer is simple: the people. Over 36 years in multifamily, I've had the privilege of working alongside some of the most remarkable individuals in the business — vendors, leasing agents, maintenance professionals, top executives, and residents who trusted us with their homes.

One of the things that makes multifamily real estate unlike almost any other industry is the
sense of family it creates. The relationships I've built over the course of my career aren't just professional connections, many of them are genuine friendships that have lasted decades.

That same spirit of connection is what my sister Carrie and I poured into TriArc Living when we co-founded it. From our very first days as Kindred Residential in 2012, managing 2,000+ units, to the thriving company we are today... people have always been our greatest asset.
