Title Tip Tuesday: A Little Texas Title History
Back in the late 1800s, buying land in Texas could feel a little like the Wild West.
Imagine purchasing property… only to later discover:
❌ Someone else claimed ownership
❌ A hidden lien existed
❌ Records were lost in a courthouse fire
❌ Boundaries weren’t surveyed correctly
And things were even MORE complicated thanks to old Spanish and Mexican land grants, massive ranch properties, and complicated mineral rights.
As Texas grew, people realized there had to be a better way to protect property ownership.
That’s when title companies began appearing in Texas — with the first known Texas title company starting in Austin in 1873!
The goal was simple:
✔️ Research property records
✔️ Catch issues before closing
✔️ Protect buyers and lenders from costly title problems
Fast forward to today, and title insurance is still one of the most important parts of protecting homeownership in Texas.
So the next time you hear “title insurance,” just remember…
