Houston sellers — this is the market update I want you to read this week.
The data for May 2026 is in, and the story is clear:
Houston's real estate market has normalized. Not crashed. Not skyrocketed. Normalized.
Median home price: $330,000
Days on Market: 67 days
Inventory: 4.7 months
Pending sales: up 12.8% year over year
- Buyers are active. Prices are stable. Homes are selling.
- But the era of "list it and the market will take care of the rest" is behind us.
Here's what I'm telling every seller I advise right now:
The outcome of your sale will be determined by your strategy — not by the market. Pricing right from day one. Preparing the property before it hits. Understanding what you're competing against. Knowing exactly what you need to walk away with.
That's the conversation worth having.
