Things they don’t tell you before you buy a townhome… until now. 👀

✅ Minimal exterior maintenance. The roof, the lawn, the exterior? Largely not your problem! You’re out here living your best life while someone else worries about the gutters. 💅
✅ More space than a condo, less maintenance than a house. The sweet spot for people who want square footage without a yard that judges them every weekend.
✅ Often in incredible locations. Inner loop Houston, walkable neighborhoods, close to everything… townhomes are usually right where you actually want to be.

❓ HOA fees. And not the cute $50/month kind. Townhome HOAs can run $200–$500+ a month depending on the community. Read that budget carefully before you fall in love with the floor plan.
❓ Shared walls. Depending on the build, you could your neighbor’s music taste, their work schedule, and possibly their relationship status.
❓ Limited parking. Choose your guests wisely!

One of the things I pray over most is how do I make sure my people are taken care of. Friends, family, and clients! Not just checked on - actually taken care of. It’s what I ask God to help me show up for every. single. day.

You may only see the milestone moments. Behind the scenes? The appointments, the follow-ups, the problem-solving, the moments where I’m asking, “What does this person need from me right now?” That’s the part that matters most to me.

Houston’s market is moving, and most buyers don’t find out until they lose a house they loved. Here’s what’s actually happening right now and how to use it to your advantage. 👇

1. Homes under $400K are still moving fast.
If that’s your budget, you don’t have time to “sleep on it.” The right house in League City, Spring Branch, or East End can have offers in 48–72 hours. Get pre-approved before you fall in love.

2. Sellers are more negotiable above $500K.
More inventory, fewer buyers at that price point. That’s your leverage!! Closing costs, repairs, rate buydowns.. I’ll negotiate a great deal on your behalf.

3. Interest rates feel high 😢 but waiting isn’t free.
Every month you rent, you’re paying someone else’s mortgage. Houston home values have appreciated consistently. Time in the market beats timing the market.

4. Pre-approval ≠ pre-qualified.
One is a real number a lender has verified. The other is a guess. Sellers can tell the difference... and so can listing agents.

5. The best deals aren’t always on Zillow.
Some of the strongest opportunities come from agents who know what’s coming before it hits the MLS. This is why your realtor relationship matters more than your Zillow app.
