📊 February Housing Market Snapshot

Magnolia:
Fewer new listings and homes are selling faster, but prices eased slightly. Buyers are active, but they’re paying close attention to value.

Montgomery:
Inventory jumped and prices climbed, with more higher-end homes hitting the market. Buyers have more choices, but well-priced homes are still moving.

Spring outlook:
Mortgage rates have settled around the 6% range, which is noticeably better than the 7%+ we saw not long ago. If rates stay near this level heading into the March–May spring buying season, we could see more buyers jump back into the market.

• Countertop clutter

✅Magnolia saw shorter days on market and steady sales, while ✅Montgomery experienced a big jump in listings and homes sold, with prices holding strong.

❄️ Due to the winter storm and predicted weather events forecasted for Sunday into Monday, Magnolia ISD will be closed on Monday, January 26, 2026.

The safety of our staff, students, and families remains our top priority. District leaders, in coordination with local agencies, will continue to monitor the forecast and weather developments throughout the weekend.

Announcements about further weather-related cancellations or updates will be shared via email, text message, phone call, the district website, and our page.
