🏡 September Market Update | Magnolia & Montgomery

Compared with September 2025, average sale prices declined 5.8% in Magnolia and 5.2% in Montgomery—but averages don’t tell the whole story.

About 65% of Magnolia’s sales and 44% of Montgomery’s sales were below $350,000. Lower-priced new construction can bring the overall average down while giving buyers more choices and creating competition for resale homes. That doesn’t mean every home’s value dropped by the same amount.

Homes are still selling: Magnolia recorded 170 sales, and Montgomery’s sales increased 10.1% to 153.

For sellers, thoughtful pricing, strong presentation, and a targeted marketing strategy matter. For buyers, there’s room to explore your options!
