Why Buyers Need to Understand Appraisals

An appraisal determines whether a property is worth the price you have agreed to pay. Since your lender requires an appraisal to confirm the home provides adequate collateral for your loan, a low appraisal can have serious consequences.

How a low appraisal affects you:

You may need to cover the difference – If the appraisal comes in below the purchase price, your lender will only loan based on the lower value. You would need to pay the gap in cash or renegotiate with the seller.

The deal could fall through – If the seller refuses to lower the price and you cannot cover the difference, you may need to walk away from the purchase.

It is not an inspection – An appraisal estimates value; it does not identify defects like a faulty roof or foundation issues. Never rely on an appraisal to protect you from costly repairs.

Key takeaway: Understand that your financing is contingent on the property appraising at or above the contract price. Review your appraisal contingency carefully and speak with your lender about how to handle a potential low valuation.

How Annexation Affects a Homeowner

If a property located outside city limits is later annexed by a nearby municipality, the homeowner can expect:

Higher property taxes – City taxes will be added to county and school taxes.

New city ordinances – The homeowner must follow city rules regarding lawns, parking, animals, building codes, and more.

Potential utility costs – The city may require connection to municipal water and sewer, which can involve significant upfront fees and new monthly bills.

Loss of some property autonomy – Land use, short-term rentals, home businesses, and other activities may become restricted.

Annexation is generally not optional once a city initiates the process. Buyers should contact nearby municipalities to inquire about future annexation plans before purchasing.

This isn't a red issue.
This isn't a blue issue.

Look at these two images.

First: a tweet from breaking down how Governor Abbott signed HB5 in 2023. That bill gave massive tax abatements to data centers – 100% off during construction, 50% off for 10 years, and 75% if they meet federal guidelines.

But here's the kicker – the bill specifically excluded wind and solar power from the same abatements. Why? This don’t hurt our environment.

So Texas picks winners and losers. And the winners aren't you or me.

Now look at the second image – a chart from the Texas Comptroller's office.
In 2014, data center tax exemptions cost Texas about $5 million.
By 2027? They're projected to hit $1.6 billion. And by 2030? $1.75 billion.

That's not a typo.
Billion with a B.

Meanwhile, these same data centers guzzle electricity, slurp water for cooling, and rely on local infrastructure – roads, grids, emergency services – that you pay for. And who gets the jobs? Often H1B visa workers, not Texans.

The people building AI and cloud empires are getting a free ride.
And Texas families and small businesses are left holding the bag.

This isn't about left or right.
It's about whether we're going to keep handing out billions in tax breaks to corporations that don't pay their fair share – while our schools, roads, and water systems struggle.

We need to band together – red, blue, or other – and ask one simple question:
Why are we subsidizing billion-dollar companies at the expense of working Texans? And our land, water and air?
