Today I had the opportunity to walk through a beautiful new construction home with my client as we completed their Blue Tape Walkthrough. đź’™

This is the stage where buyers carefully inspect the home before closing and mark any cosmetic touch-ups or items that need attention from the builder. From paint touch-ups to small adjustments, this walkthrough helps make sure everything is completed before move-in day.

One thing I reminded my client: this is YOUR home, and it’s important to take your time, ask questions, and make sure you’re happy with the final product.

A lot of first-time homebuyers hear the term “earnest money” and immediately think it’s another hidden fee. It’s not. 👇🏽

Earnest money is simply a deposit that shows a seller you’re serious about buying their home. Think of it as a “good faith” payment during the contract process.

The money is typically held by the title company and later applied toward your closing costs or down payment at closing.

One thing many buyers don’t realize:
The earnest money can be protected under certain contract terms and deadlines. That’s why understanding your contract is so important during the home buying process.

Buying a home comes with a lot of new terminology, and it’s okay not to know everything at the beginning. Most buyers learn as they go.
