This is the latest review from one of my customers.

Before You Buy Inspection Services was not started to try and be a high-volume, low-cost company. It was started to help and take care of people, because, in my mind, that's what a service-based company does.

I've been blessed to have a good number of 5-star reviews across multiple platforms. Rarely do I share them. This one hit me on another level because it was a random customer who found me online and not a referral from anyone so it was completely organic from the first conversation. I treated her and her husband the same way I treat all of my customers. This review embodies the level of service I provide.

Home inspections are very much a "you get what you pay for" type of industry.

Just a quick list of some of the biggest lies that society tells us:

1. Love is effortless
2. Material wealth = success
3. You don't need a home inspection prior to moving into your brand-new home because the builder has already had it inspected.

A lot of people put trust in their builder, their sales rep, the construction manager, etc... Truth be told is that you are just another cog in the wheel to get them a bonus/commission check.

Not all are like that, but when you say "I want to hire a third-party inspector", they see it as a roadblock to getting to the closing table.

My business FB page, other inspector's Tik Tok or You Tube channels give you just a glimpse of what we run into. If I posted everything I found during new home inspections, I'd have to hire someone to manage my social media accounts.

If you thought your new home was about you, take a moment a read through the contract. Most of them are incredibly one-sided....and it's not your side they favor.

Here's a quick list of items I have found just this year doing inspections on brand new homes:

1. Nonfunctional heater/furnace.
2. Nonfunctional AC
3. The oven trips the breaker as soon as its turned on.
4. Nonfunctional food waste disposer.
5. Doors that didn't line up with door stoppers and subsequent damage to the walls because of it.
6. No hot water to various faucets in the home.
7. Outlets not wired properly.
8. Broken glass in windows.
9. Windows that won't lock.
10. Windows that won't open.
11. Nonfunctional garage door openers.
12. Exterior light that can be seen from inside the attic.
13. Active rodent activity in an attic.
14. Leak at the gas meter.
15. Leak at the cook top gas connection.
16. Nonfunctional fireplace.
17. Leaks at drains.
18. Showers that don't drain.
19. Pooling water in yards.
20. Missing insulation.
21. Exterior doors that don't lock properly.
22. Missing trim boards that expose the building envelope.
23. Damaged siding.
24. Ground wire not connected to the ground rod.
25. Nonfunctional sprinkler system.

Sure, you could wait to get these things addressed during the warranty period. But honestly, do you want some strangers coming into where your family sleeps where all your personal property is now stored, trying to fix something that shouldn't have been broken or nonfunctional to begin with?

Very rarely do all the stars align where everything is correct. And if I ever run into that, I'm buying a lottery ticket immediately after leaving that house.

Don't get me wrong, not all builders are bad and they don't do these things on purpose. They just have deadlines to meet and, well, sometimes things get rushed to completion, particularly if a bonus check is involved. In my opinion, a builder is only as good as their worst crew.

Spend the money on a third-party inspector, chances are strong it will be worth every dim you pay for it.

One of the many things I've learned since becoming a home inspector is that people in the real estate industry don't have a lot of respect for our knowledge/expertise/experience.

I requested to be paid for driving an hour (incurring $20+ in tolls alone), inspecting something that I have a certification/expertise to inspect, write up a quick report for documentation and then driving back home.

"Can't you just do it as a customer service"? the agent asked.

"I mean I could, but I'd be out of business in a short period of time", I replied.

"Well I guess I'll just have to find another inspector who's willing to actually provide a service to my customers".

Let's be clear about something: As inspectors, our time, expertise, knowledge base, and insight is worth a lot more than we actually charge for it and a lot of times we give it away for free. We incur A LOT of liability in the process of doing our jobs.

Helping someone make an educated decision obviously doesn't pay us 3% of the cost of the home so please, regardless of menial you think the task is, please don't undervalue our services. Thank you.

So I've run into a couple of interesting customer situations over the last week . The first one was last Thursday when someone called me at 3:30 in the afternoon and asked if I could do a home inspection that day . I was in the middle of a project at my house but I told them that I would make sure that they got taken care of and I just needed an hour to get ready and get out there . By the time I showered got changed and was walking out the door the customer texted me and canceled.

Then, on Sunday night, I missed a call from a customer at 11:46 p.m. I called them back during work hours on Monday and they wanted to know if I could do a pre-purchase Automotive inspection for them. After talking through all of the details, they asked if I could just come to the dealership when they got there that evening. Unfortunately I wasn't able to do so.

With that said, even though we are self-employed, that doesn't mean we work on demand. Self-employed individuals, will generally bend over backwards to help customers, but we do have a life outside of work and maintaining that work-life balance is even more difficult than if we were working a traditional 9 to 5:00.

For those that know me, you know that I often will go way above and beyond to take care of my customers. We want your business. But please understand that we have a life outside of work as well and all we ask is that you respect that and don't get mad at us when we are unable to help you at the last minute.
